Introduction

These Terms and Conditions apply to all bookings made with Rocky Stay Management (“Rocky Stay,” “we,” “our,” or “us”). By booking or staying in one of our properties, you agree to these Terms and Conditions and to comply with all applicable laws, including the City of Calgary’s short-term rental regulations.

1. Definition of Short-Term Rental
   
   A short-term rental is defined as temporary accommodation provided for 180 consecutive days or less, in accordance with City of Calgary bylaws.
   
   
2. Booking and Payment
   
   

• Reservations are confirmed only once payment is processed through our secure system (Stripe or other providers).
• Full payment or a deposit (if stated) is required at the time of booking.
• Prices shown include applicable taxes and fees unless otherwise stated.
  
  

4. Licence and Compliance
   
   

• Rocky Stay holds a valid City of Calgary short-term rental business licence.
• Our licence number will appear on all listings and booking confirmations.
• Guests must comply with Calgary’s bylaws, regulations, and these Terms.
  
  

5. Occupancy Limits
   
   

• Maximum of two adults per bedroom, excluding minors, as required by Calgary regulations.
• Guests exceeding occupancy limits without approval risk cancellation without refund.
  
  

6. Check-In and Check-Out
   
   

• Standard check-in and check-out times are stated in the booking confirmation.
• Early check-in or late check-out requires prior approval and may incur extra charges.
  
  

7. Fire and Safety
   
   

• Properties are equipped with interconnected smoke alarms, carbon monoxide detectors, fire extinguishers, and emergency exit routes.
• Fire safety plans are posted in each property.
• Guests must not disable or tamper with safety equipment.
  
  

8. Insurance and Liability

• Rocky Stay maintains liability insurance of at least CAD $2,000,000, as required by the City of Calgary.
• Guests are responsible for their personal belongings.
• Rocky Stay is not liable for injuries, loss, or damages beyond the total booking amount.
  
  

9. House Rules
   
   

• No parties, loud gatherings, or illegal activity.
• No smoking inside the property.
• Pets are allowed only with prior written approval.
• Guests are responsible for damages and missing items.
  
  

10. Cancellations and Refunds
    
    

• Cancellation terms are stated during the booking process.
• Refund eligibility follows the policy selected for the property.
• No refunds for early departures or no-shows.
  
  

11. Prohibited Use
    
    

• Properties may only be used for accommodation.
• Commercial use, subletting, or overlapping bookings are not allowed.
  
  

12. Governing Law
    
    These Terms are governed by the laws of Alberta, Canada. Any disputes will be resolved in Calgary courts.
    
    
13. Updates
    
    Rocky Stay may update these Terms at any time. The latest version will always be posted on our website.
